Seeing is believing!  I can confidently say it is one of the finest active adult communities I've encountered. From the moment I arrived, I was greeted by a warm and welcoming atmosphere that instantly felt like home. Just to let you the one star is mainly for the completion of our warranty work at one year mark . We moved in November 2022 so close to a year and half ago . As most folks buying a new home we missed a few minor things at move in . Several little ones I took care of myself instead of waiting for the year walk thru when I was assured they would be taken care of . We were pleasantly surprise when we contacted by Pulte warranty dept. that they would be send out their warranty expert to do a walk thru in early October . Mid Oc... read more

We happily escaped this 55+ community that's actually 75+. Beyond the poor workmanship, ZERO Customer Service (just TRY and have your 1-year warranty honored properly), horrendous wind issues and a bland tan-and-brown sameness to every home, the community is brimming with smug and pretentious people with little to do but worry about their neighbors. The one good aspect: a lot of sheep are desperate to make this their last stop before a nursing home and we made a bundle on our sale. Avoid.

BUYER BEWARE!!!! The model homes are not representative of what one buys. Everything is an upgrade and the new homeowner pays for it at a significant cost. Additionally, once paid for there are no warrantees on the work or products. This is not to say do not buy, it is just a warning that upgrades are needed to make the home livable and they increase costs significantly.

We have lived here for over a year now and regret every minute of it. I have a hard time understanding positive reviews about this community.

What I was sold and received is not what I expected. Terrible HOA management- Landscaping, Spa, Waterfalls, Pickleball Courts This is just a short list of problems that have not been corrected in many months/years. The community is managed by a bunch of volunteers that do not know what they are doing. Pulte and the HOA Board of Directors are NOT on the same page. If your interested in purchasing your retirement home I suggest that you get your expectations in writing.

Great place to go for the 75-95 crowd pretending they're not. Get set for sky-high HOA fees, artificially inflated home prices, and heavy-handed obtrusive facilities management.

If you're thinking about moving to Frisco Lakes, Frisco, TX, take a good look before doing so. The indoor pool has been infected with Legionella for more than a 1.5 years, and the other facilities seem to be down with ongoing issues. The HOA fees have not been adjusted to make up for the loss of use, and the Board of Directors sounds more like Washington DC than Texas. If you're looking for a place with sound management and functional facilities, this is not it.
