This company is not an honest reputable company. There is a lawsuit against the owners of this company who by the way have not ever purchased securities from their own company, according to the lawsuit. After 5 years approximately I am still owed money -several thousands. BeWARE! Be careful of where you invest your money.
CapSource is nothing but a scam people. This ponzi scheme takes your money promising high returns and initially returns some of it, then sells you on higher rate of returns for '2nd' deed of trust properties. In both cases you loose your investments with sad stories about cost of litigation. RUN AS FAR AWAY, IF YOU HAVE ANY FUNDS LEFT PULL EVERY PENNY OR THEY WILL STEAL IT. Both my wife and I fell for it over past 4 years and never even recovered our original principal.

The Brinks both received positive returns on their investments. over 5.0% over the life of the investment. They are now upset because the returns were not as high as they hoped and could have been. I too was hustled out of money from Stephen B****'s company, CapSource. Back in 2016 I was referred to CapSource from a person I work with, whom I only learned this year was a paid "lead finder", with a) investors are protected by a first right to title clause and b) investors can pull their money out anytime they like, but would never be allowed back into the investment. You received a ballot explaining why, for the first part of 2021, interest payments would be directed toward paying property taxes. These guys are weasels. I invested about $10,000 through them in 2014, which was rolled over repeatedly into well-paying ventures.....but they haven't paid any dividends since last summer. In October, I tried to liquidate my holdings in Texas 156 LLC #1 but nothing happened. In January, I spoke with someone at CapSource who said that the investment had been liquidated in November 2019 and the proceeds sent to Horizon who misdirected them somehow. Having only $500,000 to retire on probably seems impossible to most. But after the assistance I received from the great people at CapSource, I have been retired now for almost a year and living comfortably. Cannot recommend highly enough.

My husband and I have multiple investments with Capsource and are very pleased with the results. We have been with them almost 2 years now. When we have questions our account manager answers them promptly. They have a variety of options to invest In that best suit your needs. I would highly recommend them if you have some extra money to invest.

My first investment with them made a tad of interest, and so I reinvested. Diversifying into three loans - all are now in default. Even though these are personally guaranteed by the borrower, they never go after them and the borrower looses our money and comes out smelling like a rose. Additionally, the refused to work with your account with anyone but their own Horizon Trust, who charges you for everything, exorbitantly. Is this legal? Is this a scam? Don't make the mistake I did.
I have been with cap source for two years. I received a tidy 15% on one loan and 9% on the other. Although these loans were to be in a 6 to 12 month duration the one took 2 years to settle. The bottom line is I made money.
