Do yourself a favor and avoid Aventine Properties. I’m extremely disappointed with my experience. Aventine Properties did not lower my property taxes, yet they attempted to collect fees for “savings” that are not reflected in any of my tax bills. They took me to court twice in an effort to collect money they claim they saved me. I requested documentation showing exactly where and how my taxes were reduced, but nothing has been provided. After applying, we did get a reduction in taxes for the 25/ 26 tax year, which I am pleased about. Looks like they are taking their fees on the first half of the 26/ 27 tax year as well After getting the reduction letter from Aventine, I went to the accessors office to compare reductions. Unfortunately, the town showed me I would get $700. Less than their estimated $1900. I paid 50% of the $1900. This includes ($350.) more in fees than the present tax year. The process is long and grueling. But once a decision was made, i was happy to see our property got a very good tax reduction for the long run. Aventine Properties responds promptly and someone i'll use going forward. Very pleased with the results we received.
I have reviewed the fee assessed in connection with the recent property tax grievance and would like to clarify the basis on which the fee was calculated. My understanding from public-facing materials is that Aventine’s contingency fee is based on “first-year tax savings.” However, the fee appears to have been calculated using a projected or notional reduction in the assessed tax liability rather than savings actually realized through refunds or reduced tax payments.
