I have quite a few friends purchased some land directly from this company over 10 years ago, and none of them could successfully sell property with any profits. Besides, they have to pay property tax every year and spend money on cleaning their vacant lands too.
They just sent me a letter via US post office telling me that they were retired and no longer in business! The letter said I was on my own and good luck. I made the investment with two other partners and ACEH held 51% ownership. The raw land value is almost zero now. It was also in a SEP IRA and I am going to owe taxes. They are worst worst worst!!
Not a good investment. I lost 40% of my investment over a 6 year period with their Lancaster land banking investment.
